What is individual leasing?
With individual leases you are only responsible for your rent. If you are in a shared bathroom unit, you are not responsible for the other tenant’s rent.”

Do I need renter's insurance?
We don’t require renter’s insurance; however, we do recommend it. Check with your parent’s homeowner’s insurance if you are a student.

Will my apartment come with furniture?
Don't worry about hiring movers or renting a truck, Commons on Pratt offers fully furnished apartments! The days of moving a bed up a flight of stairs are long gone; just bring your personal items and you're all set! Each apartment comes with a refrigerator. Each bedroom has a twin bed with the option of a 4-drawer dresser with plenty of storage room.

What is the resident portal?
All of our residents have access to our property’s online resident portal, helping you keep up to date with life here in Indiana, PA while on the go! You or your guarantor can pay rent online via checking or a credit card. You may simply set up for automatic monthly payments, and submit maintenance requests, all online. You may also conveniently review your ledger.

Can I bring my pet with me?
We are currently offering our 3rd floor level tenants the opportunity to bring their furry friends. One cat only with a non-refundable yearly deposit. No prorations.

What's included in my rent?
Our rent includes trash, water, sewage and high-speed Internet. Utilities are subject to change. Free gym membership. Laundry facilities are available.

Do you pro-rate august since move-in isn't until mid-month?
We offer “term leases” that follow the school term, which means there is a set amount for occupying your room between specific dates. Your monthly payment is an installment that is broken down into equal monthly installments with the first being due on your move in day. You are welcome to pay your monthly installments in advance, as long as you keep your account current and in good standing. We also offer traditional 12 month leases and short-term leases for non-students. Please contact the management office for rates and availability.

Do you have to be a student to live at the Commons on Pratt?
No, we are not affiliated with the university, however, we do accept students and non-students.

How does parking work?
On move-in day residents can purchase one parking tag for one's car, subject to availability. Parking spaces are not assigned (visitor marked spot, reserved spot, or handicap spot excluded). Guests will have two options, they can either have the resident they are visiting pick up a temporary parking pass during office hours or just park in a marked visitor spot located throughout the property.
Should the resident have ADA needs, reasonable accommodations will be made to provide a permanent parking spot.

When can I move in?
We offer typical 12 month leases and leases that align with your school term. Please contact our office for available move-in dates and lease terms. Early move ins are $100 per week extra with no proration.
